1. What happens if the deceased didn’t have a Will or a Transfer on Death Deed?
   If neither is in place, their home will need to go through the legal process of Probate or Determination of Descent in order to be sold. We have an Attorney who can handle either process and we will cover the cost if we have a contract in place to purchase the home.
2. What is a Transfer on Death Deed?
   This is a simple way for a homeowner to avoid the probate process upon their death. The owner records a Transfer on Death Deed at their local Recorder of Deeds office which designates one or more persons to automatically become the new owner when the current owner passes.
